Cake Vs. Icing?

I don’t know about you, but I like BOTH.  However, there is some distinction between cake and icing that should be made here.  I am not actually talking about literal cake and icing, but follow me on this analogy. 
 
Say you get a fantastic-looking cake for your birthday…it’s iced, it’s decorated, it looks delicious!  But, you find, when you bite into that cake…it’s been made with SALT instead of SUGAR.  Yikes.  Not so appealing anymore, huh?
 
That cake and icing is a lot like how we see our homes at The Jones Company.  We have a lot of potential homeowners visit our models and our completed homes, and they always say that our homes are beautiful.  But occasionally, we hear things like – “I love it, but the house in that subdivision down the street we looked at, has crown moulding in every room.” or “I love it, but I can get this other home by X builder for $5,000 less, and they have granite standard.”  Here’s where the cake and icing come in.  Still following?
 
I am not trying to knock icing.  Who doesn’t love icing, right?  But sometimes, you have to look past the “icing” and really see if the stuff “underneath” the icing is of high quality, and “made” by someone who knew what they were doing.  Ask yourself – if that other baker isn’t just trying to “dress up” a cake made with salt.

In today’s ever-changing, high inflation, high energy bills, high technology world…there are some things you should know about your home.  #1 – Your home is potentially ROBBING you of your hard-earned cash.  If you aren’t living in a newer home that was constructed using energy-saving techniques…you are undoubtedly paying TOO MUCH for your energy bills each month.  You could be saving thousands of dollars each year, just by making sure you are living in a home that is performing as it should, as a “whole house integrated system.” 
 
What does that mean, exactly?  Well, your home has multiple “systems” behind the walls that you can’t see, that obviously keep it living, breathing, and performing properly.  Ok, so I know what you’re thinking.  A home doesn’t “live”….well, that may be true, but humor me here.  Your home can be loosely compared to your body.  If your body’s systems aren’t working properly, it can’t perform at its peak, right?  Well, your home’s “performance” in relationship to the energy it uses (and what you pay per month for that energy) has a lot to do with how the heating and cooling system is working.  That affects whether or not your system is having to work extra hard due to leaks, poor installation, etc.  Ideally, you want a house that has as few air leaks to the outside as possible, with the exception of the ones that you create – like windows, doors, etc. 
 
It’s simply impossible to build a home that has 0% air leakage.  However, if your home is constructed and sealed properly  – AND TESTED – so that air doesn’t leak into “unconditioned” spaces, or to the outside…you can save a whole lot of cash!  The Jones Company builds every home using superior construction techniques – by sealing every crack and crevice with either spray foam, or insulation, or tape, or both.  Then, we go a step further – and we have EVERY home we build tested by a third party so that we take out all of the guess work.  If it’s not performing at its peak – we fix the problem until it passes the test.  Simple as that.
 
You may have heard a lot about “green building” lately.  That concept is where we started, and we still take all the steps to make our homes comply to the National Green Building Standard.  We even go so far as to certify all our market homes to that standard.  But we believe it’s about so much more than green.  It’s about saving energy, saving resources, and having healthier indoor air quality. 
 
The moral to the story?  Make sure you choose a homebuilder who takes all the extra steps “behind the walls” of your home to ensure that your home is performing at its peak!  Your friends and family may not see the difference that this makes, like they would your crown moulding or your granite countertops – but YOU will see the difference – in your WALLET!

The White Van Experience: Coming to a JONES Community Near You!

Imagine a big white van filled with eager Sales Managers who work in new home sales.  Now imagine a motivational General Sales Manager (the guy in charge) driving these maniacs around for eight hours. Are you thinking…nightmare? Of course you are – who wouldn’t? Now, you are probably wondering why these people are in the van to begin with. Well, it just so happens that this particular van was filled with the best New Home Sales Team any builder could dream of, and this team was on a mission – a mission to visit all the market homes within the Jones Company Communities.  Some were at drywall stage, some needed flooring, touch ups, and so forth, and then there were the completed homes – pristine! Soft carpet that no one had ever stepped barefoot on, smooth hardwood flooring that did not have a scratch on it, bright white crown molding, bonus rooms ready and waiting for a big screen tv, kid zones that haven’t been cluttered with building blocks yet, and bedrooms that no one had slept in. Each home was different. Different, because they were designed for the way you live. It did not matter if a home was priced in the low $200’s or the upper $400’s, you could instantly see that the same amount of perfectionism was instilled in each and every home.

The goal of the tour was to allow Sales Managers from one community see first hand what was available in our other communities. It was remarkable to learn WHY a home was designed in a particular manner and the reasoning behind having a jack and jill bath in one home rather than another, or why some windows were transom and some had standard sizes.  The best part – if one community did not have what a potential homeowner was looking for in one Jones community, then that Sales Manager can tell them about another Jones community which has exactly what they are looking for. Team effort! The amount of effort and pride that goes into each Jones home astonishes me!

Welcome to 2011!  We want to start the year off right, and have decided that helping others is a great way to get started!!!  So here is our mission:

Did you know 1 in 3 American families struggles to provide diapers? And 1 in 20 moms struggling to buy diapers will re-use wet disposable diapers?  We will be collecting diapers here at the Model Home through February 3rd to donate to Bridges Domestic Violence Center in Franklin.

Here are a few examples of why, dollar for dollar, homeownership is a solid stepping stone to a future of financial security and the single largest creator of wealth for many Americans.

Over the long-term real estate has consistently appreciated, even through periodic adjustments in local markets in response to economic conditions. On a national level, home appreciation has historically increased 5-6 percent annually, report economists at the National Association of Home Builders.

Five percent may not meem much at first, but here’s an example that will put it in perspective: Say you put 10 percent down on a $200,000 house, for an investment of $20,000. At a 5 percent annual appreciation rate, that $200,000 home would increase in value $10,000 on an investment of $20,000 is an extraordinary 50 percent annual return. In contrast, putting that $20,000 down payment into the stock market and getting a 5 percent gain would only yield a $1,000 profit.

‘Tis the Season!

‘Tis the season! I know everyone has already finished their holiday shopping and has everything organized for the joyous non-hectic days to follow.  Of course you do! Well, I have something for you to think about while you are frantically rushing around the kitchen, bumping into things, digging through drawers (wishing you had more), and rummaging through every cabinet looking for the perfect serving dish. Think about how a spacious more strategically engineered new kitchen would be – storage space galore and easy to navigate throughout.  

Now, how about the Christmas tree? How many times did you or your kids bump into it and knock off a few of your favorite ornaments? Has it crowded your living room so much that it’s more of a bother than a beauty? Of course not, but wouldn’t a larger family room be nice? Perhaps one with vaulted ceilings.

Another thought: how many people have you invited over for a nice family dinner? Do you have enough space to seat them all? Would you like a formal dining room or do you really need one? The kids could eat in your casual dining area and grown-ups in a more formal setting in the dining room if you have a lot of guests.

 What about toys? Are they everywhere? Will your kids be getting more for the Holidays? Wouldn’t it be nice for them to spend the day upstairs in a spacious bonus room discovering all the new designs to create with building blocks and so forth while you take a moment to yourself and sneak away to your extra large master bedroom. Our walk-in closets are large enough to hide in if it really gets too tough to handle. (Seriously, I have done this.) 

Take some time to think about the home you currently live in and then think about the home that you want and NEED to live in.  Give yourself and your family the perfect present. Rates are low and prices are right. Take advantage of this. At least stop by and visit our decorated models and see what you could potentially gain by purchasing a new home – one that lives the way you want it to.  And FYI…visit any of our Jones Communities by Dec 19th and register to win an Apple iPAD. The Jones Company’s “BUY NOW WITH CONFIDENCE” Plan Takes Away All The Roadblocks to Buying NOW!

As promised, I am giving you some more examples of the possible objections/roadblocks you might be facing right now to buying a new home, and then showing you how we have a corresponding program to help with that problem! 

PROBLEM:  Say you REALLY want to BUILD your home – so you think that to do that, you’ll need to wait for a long time while it’s being built. And, with the all the negative press out there, you think…I’ll just wait until things settle down to build because I am not in any hurry anyway…right?  WRONG!  There are so many reasons NOT TO WAIT…including the fact that interest rates are actually beginning to show an uptick. Plus it seems that many markets are showing signs of improvement (including Nashville) which means that if you are waiting for the bottom…it may have been and gone!

OK, so I promised to provide you with more objections and SOLUTIONS to those objections today!  I wasn’t kidding when I said that we really have thought of just about every possible objection one could make if they are in the situation to WANT a home – but don’t think now is the right time (for whatever reason)…

Objection:  I am afraid I won’t be able to sell my current home.
