Spring Hill booms out of the recession

Business is Booming in Spring Hill TN

Walmart to compete with Kroger, Target for south Williamson dollars

Walmart to compete with Kroger, Target for south Williamson dollars

There was a time, not too long ago, when a Main Street auction barn was one of the main places in southern Williamson County to shop and mingle.

With the world’s largest retailer, Wal-Mart Stores Inc., moving forward with plans to open a supercenter on that 35-acre site by early 2013, those days are gone.

The big-box store is following others — namely Kroger Marketplace and Super Target — that in the past few years have chosen Spring Hill to test new concepts.

And despite the recession, the city also has attracted budding startups, such as Gigi’s Cupcakes and Sweet Cece’s, both of which now have dozens of franchises throughout the Southeast.

“I would fold Spring Hill in with the northern part of Williamson County. It’s a continuation, for all intents and purposes,” said Richard Jones, of Franklin-based World Realty, which specializes in commercial properties.

Jones said retail growth has reached farther south into the county, after success in Brentwood and Franklin, and is taking off in Spring Hill, which straddles the Williamson/Maury county line.

“It just offers the sweet spot for retailers who want the educated, affluent customers,” he said.

Growth rate is fastest in state
While Williamson County is one of the country’s wealthiest counties, Spring Hill has enjoyed the distinction of being Tennessee’s fastest-growing community two years in a row, according to the Gadberry Group, a Little Rock, Ark., firm that compiles information for corporate clients looking for new locations.

Gadberry noted that Spring Hill had the third-largest increase in average household income in the state from 2000 to 2010, climbing from $64,194 to $95,921, just behind nearby Brentwood ($134,105 to $173,639) and the Memphis suburb of Germantown ($123,327 to $173,978).

Although Spring Hill residents aren’t earning as much as those in Brentwood, they are able to get more house for their money. In August, the median home price in Spring Hill was $276,830, which is quite a bit less compared with Franklin’s $350,025 and Brentwood’s $511,000, according to the Williamson County Association of Realtors.

Spring Hill Mayor Michael Dinwiddie credits an affordable housing rate for the spike in the city’s population, which exploded over the past decade, nearly quadrupling to 29,036.

Dinwiddie also appears optimistic about continued growth through jobs.

GM brought back laid off employees to build engines for the 2013 Chevy Malibu and he’s hopeful that the Spring Hill manufacturing plant will be building cars soon.

The opening of Walmart will create 200-300 jobs, he said. Also, 300 jobs are coming to Spring Hill at TRG Customer Solutions, a call center that is leasing 50,000 square feet of space inside a building on the General Motors campus.

Dinwiddie said an additional 150,000 square feet of leasable space in that same building could soon attract other employers.

“That’s about 1,000 jobs altogether,” he said. “I think, as a city, we’re moving forward.”

Richard Chapman, CEO of The Jones Company, was honored on Tuesday, August 30th at the Darrell Waltrip Automotive Honda Showroom as the Hometown Hero for the month of September. He was joined by Darrell Waltrip, the DWA staff, and representatives from Habitat for Humanity of Williamson County.

For years, Chapman has revealed his heart for service and his vast influence on others to do the same, directly influencing and encouraging his coworkers, friends, and family to serve in their community.

At present, Chapman is the CEO of The Jones Company, as well as the Vice President of the Board at Habitat for Humanity of Williamson County. On the Board since 2008, he has served as the chairman of the Construction Committee and will serve as President beginning a two year term in January of 2012. Since 2004, The Jones Company has partnered with Crye-Leike Realtors to build a total of six homes for Habitat. Chapman has also been a leader in making the homes National Green Building certified and Energy Star certified.

Behind the scenes, he has improved the training and number of Crew Leaders who volunteer to work on the build site each weekend, encouraging those who lead their team of volunteers. Since Richard’s involvement, 30 new Crew Leaders have been added. He hardly ever misses a home dedication to the deserving families and continuously serves as an advocate for Habitat in his community.

“Richard has been a strong supporter of Habitat not only personally but as a leader at The Jones Company,” says Executive Director of Habitat Williamson, John Besser. “This recognition is a small part of Richard’s continual behind the scene support of the Habitat’s mission.”

On behalf of Richard, the $500 donation from Darrell Waltrip Automotive went toward Habitat for Humanity of Williamson County.

Nashville named a top 10 nightlife spot

Nashville Tennessee Top 10 Nightlife

Nashville Business Journal
Date: Tuesday, September 6, 2011, 10:49am CDT

Nashville’s nightlife has been named one of the top 10 in America.

Travel + Leisure magazine named Nashville No. 8 on its list. Nashville took top honors in the magazine’s live music category, and also got high marks for its local beers and friendly locals.

No. 8 Nashville

This Tennessee city won the live music category, and no wonder: you can hear all kinds of music in bars and restaurants along Broadway, in the 12South area. After 5 p.m. the city loves its longneck bottles—it’s in the top 10 for beer—and those friendly locals make it easy to stay out late.

New Orleans took the No. 1 spot in this year’s survey, followed by Las Vegas and New York City. Memphis was ranked 15th.

Daily Real Estate News | Tuesday, July 26, 2011

Which cities offer the best value? Kiplinger’s Personal Finance magazine recently ranked metro areas by best “value,” factoring in low cost of living, strong economies, and personal amenities.

The following are the six metro areas that topped its list, including each city’s unemployment rate, median household income, and cost-of-living index (the index is based on the national average of 100; cities with a score below 100 have a lower cost-of-living). To see the other factors that weighed Kiplinger’s decisions for the top 6 and to view the full list, visit the Kiplinger Web site.

1. Omaha, Neb.
Unemployment rate: 4.6%
Cost-of-living index: 90.3
Median household income: $53,457

2. Charlotte, N.C.
Unemployment rate: 10.4%
Cost of living index: 93
Median household income: $53,168

3. Nashville, Tenn.
Unemployment rate: 8.5%
Cost of living index: 90.7
Median household income: $51,352

“The Music City is making a strong comeback from the recession and is expected to add more than 151,000 jobs by 2019 — an annual rate that’s higher than the national average. The majority of the new openings will be in the education and health-services fields. Top employers include Vanderbilt University, Hospital Corporation of America and Nissan North America.”

4. Colorado Springs, Colo.
Unemployment rate: 9.3%
Cost-of-living index: 92.0
Median household income: $56,576

5. Knoxville, Tenn.
Unemployment rate: 7.7%
Cost-of-living index: 89.7
Median household income: $45,727

When touring a model home or walking through a newly finished home for sale, the first thing we look at is what’s in front of us.  Hardwood floors, maybe a Formal Dining Room with a gorgeous light fixture, the Kichen is filled with Stainless Steel Appliances, Granite Counters, 3 Beds Upstairs, Master Down…WOW…this is the home for me! But wait, slow down. What’s behind those nicely painted walls? Just because you don’t see it, the answer is still very important. Ask any new home builder in Nashville or surrounding areas, and they should be able to tell you.

Take a look at the following video clip showing one example of how The Jones Company builds a top quality new home.

Habitat for Humanity New Home in Spring Hill TN

Meet our newest “soon to be” homeowner:

Pamela Hatton & Family

From Left to Right: Nadaysia, Percy, Pamela and Kedarius

Pamela Hatton's New Habitat for Humanity from The Jones Company

It’s very appropriate that Pamela loves to collect angels because she is one, with a great sense of humor. For fun, Pam and her three kids toss water balloons and play games at the park. Pamela grew up in Columbia, TN with her three sisters, a brother, her father and step mother. Everyone in her family still lives in Columbia. She remembers having a very happy childhood. Her father works at APCOM in Franklin, TN and is the pastor of New Harvest Church.

Pamela has three children: Nadaysia, her daughter, is 12, and loves music. Nadaysia plays the trumpet at Mt. Pleasant Middle School and aspires to study at Juilliard’s one day. Her oldest son, Kedarius, is nine years old and plays football. Kedarius aspires to be a Policeman. Percy is 6 and is a typical boy who loves to play and admires fireman at this time.

Pamela tries to spend as much time as possible with her children in-between working full-time at Claborne & Hughes Medical Center and going to technical school part-time. In September she plans to attend the Hohenwald Tennessee Technical Center to earn her degree as a Licensed Practical Nurse (LPN) on a full-time basis and work on the weekends. She will finish in one year.

Pamela wants her sponsors to know how much of a blessing this new home will be to her family. It will be a permanent home for them and this stability and security means so much to her.

“Thank you is not enough…we will always be grateful.”
